NJ License Intelligence

The pre-listing pool for New Jersey liquor licenses, surfaced before any broker sees it.

Eleven public data sources, one composite movement score. Pocket-license forced-action deadlines, distress signals, mortality matching, owner aging, and absentee patterns — aggregated daily for acquirers, investors, and the attorneys who serve them.

The problem we're solving

Every existing tool shows you licenses after they're listed.

Liquor License Auctioneers shows live auctions. BizBuySell shows seller-initiated listings. Brokers tell you what's in their personal rolodex. None of them tell you about the 1,356 pocket licenses on statutory deadlines, the 30+ holders being sued or evicted this quarter, the operators in their seventies with no successor named, or the out-of-state absentees who haven't paid attention to their license in five years. That layer — the pre-listing pool — is where the next decade of NJ license transactions will be won. It's also nowhere on the public internet today.

Eight intelligence layers

Composite signal across the public record.

01

The Forced-Action Pool

Every NJ pocket license sorted by statutory quartile and deadline under P.L. 2023, c.290. Owner names, last known addresses, time inactive.

02

Distress Watchlist

Tax liens, eviction filings, ABC violations, health citations, bankruptcy schedules, asking-price drops. A ranked list of licenses likely to enter the market in the next six months.

03

Mortality Watch

Active license holders cross-referenced against NJ obituaries and probate court filings. Estate-driven sales typically clear 15-25% below market.

04

Aging Owner Targeting

LLC formation dates, license tenure, and successor-entity analysis to identify holders likely to retire in the next five years. Built for hospitality rollup buyers.

05

Absentee Owner Detection

Holder mailing addresses vs. licensed premises. Out-of-state holders sell at 3-4× the rate of active operators.

06

Municipal Capacity Dashboard

All 564 NJ municipalities — current cap, active count, inactive count by quartile, redevelopment overlays, intermunicipal transfer eligibility.

07

Comp-Based Valuation Engine

Sourced from BizBuySell history, LLA closing prices, NJ Superior Court divorce filings, bankruptcy 363 sales, and intermunicipal transfer disclosures.

08

Chain-of-Title History

Past holders, transfer prices where disclosed, location moves, quartile transitions. Due diligence in one view.

Frequently Asked Questions

What you need to know.

Where does the data come from?

Every signal we surface is from public records — state ABC filings, county clerks, federal bankruptcy court (PACER), NJ Superior Court, business filings, municipal council minutes, obituary aggregators, and licensed data partners. No private databases, no scraping protected systems.

How often is the data refreshed?

Pocket license status and quartile assignments: weekly. Distress signals (filings, violations, citations): daily. Obituaries and probate: daily. Active listings and asking prices: every 6 hours.

Will you cover states beyond New Jersey?

New Jersey first because the 2024 reform created a four-year forced-inventory window that's unique to this market. Pennsylvania, New York, and Florida are on the roadmap for 2026-2027.

Is this production-ready?
